Start with the full package
IESC's residential mold and moisture assessment starts at $495 for up to 1,500 sq ft. It includes up to three standard microbial air samples, standard laboratory analysis, photographs, moisture observations and written findings. Extra standard air samples are $80 each.
A focused visual and moisture assessment without laboratory samples starts at $295. Sampling is selected when it can help answer the investigation question.
Findings, protocol and verification serve different purposes
Written findings are included. The package explains observations and available analytical results with practical next steps. A formal remediation protocol starts at $500 additional and defines project-specific work direction and verification criteria.
Post-remediation verification starts at $395. The standard package includes up to two microbial air samples, visual/moisture review and a written conclusion against the agreed criteria. There is no separate mandatory report fee.
Area and sample count are separate decisions
Assessed area includes the interior rooms and levels authorized for the visit. Larger residential properties have published package tiers. Commercial, multi-unit and complex work is quoted by scope.
Sample count follows the investigation purpose and relevant locations. Outdoor reference samples count toward the total; square footage alone does not prescribe a sufficient number.
Confirm the work that could change the total
Travel, restricted access, expanded technical reporting, specialty analysis, rush service and additional visits are confirmed before authorization. Laboratory turnaround depends on the selected service and capacity.
A retainer may apply to complex or extended engagements. It is credited toward agreed fees, with payment terms and unused balances addressed in the agreement.
Testing supports a decision
Visible growth may not require laboratory testing. EPA explains that no federal airborne mold limits have been established. A verification review addresses the project criteria, not a universal health or mold-free certification.
